Access Statement For Wrens Cottage


Wrens Cottage is a brick and timber 19thC barn conversion.

The cottage is located on the B2146 from Petersfield to South Harting. There are full directions on the website for locating Wrens.


We have an extensive website with photographs and descriptions of all the rooms, exterior of the property and the garden.

Bookings and enquiries can be made via email, telephone or letter. All bookings will be confirmed by email and a booking form found on the website.

All guests can be provided with written directions to the cottage on request.

There are infrequent buses that will stop on the B2146 and a mainline train station in Petersfield, three miles away. Transport therefore is fairly essential for a stay at Wrens.

This access statement is available on the website and the Welcome File in the cottage.

Arrival and Car Parking Facilities

Your car can be stopped outside the cottage approximately 3 metres from the front door to unload your luggage. There is parking adjacent to the property, 12 metres from the cottage. This parking is off road, private and level underfoot to the front door. There are 2 exterior lights (switch in the hall).

Main Entrance

The main entrance to Wrens is via the front door. An enclosed porch, 184cms high and 140cms wide, covers the front door to protect you from the elements. The porch has a light (switch in the hall) and some coat hooks.

The key to the front door is given to guests on arrival. There is also a key safe to the right of the front door in the event of us not being available to meet our guests on their arrival.

The front door is 79cms wide, 179cms high and hinged on the right. The keyhole is 80cms from the bottom. There is a light switch to the left of the door as you enter.

The threshold is 3cms high and 22cms deep.

The front door opens into the hall which has ceramic tiles on the floor.

The hall has doors that lead to the bedroom, bathroom, utility and the open plan kitchen & living area.

All the floors (with the exception of the bedroom) are non-slip ceramic tiled and have no thresholds.

Heating & Hot Water

All the heating is underfloor and thermostatically controlled in each room.

The hot water is via an emersion heater and is available ad hoc.

Interior Doors

All interior doors are 194cms high and 76cms wide with standard fittings.

All Light Switches, Thermostats and Plug Sockets

·       Light Switches are 118cms high.

·       Thermostats are 150cms high.

·       All floor level plug sockets are 45cms from the floor.

Low Beams

There are two low beams which measure 191cms and 182cms. All other beams are in excess of 210cms high.

Open Plan Kitchen and Living Area

In the living area there is a two seater sofa and a single chair, these are both movable, a pine box with games, a basket with information and maps, a side table with lamp and a flat screen digital, remote control TV that is wall mounted. There is also a ceiling light.

In the kitchen area there is a dining table that seats two and measures 90cms x 68cms.

There is an L shaped kitchen; the work surface is 93cms high and 60cms deep. All the appliances i.e. sink oven, hob, fridge, slim line dishwasher and kitchens cupboards and drawers are integral under this worktop. There is an extractor hood above the hob and oven.

The kitchen cupboards and drawers contain all the required crockery, cutlery, glasses and cooking utensils and equipment.

On the work surface there is a toaster, kettle and microwave.

The kitchen has an overhead light and a light under the extractor hood.

The Courtyard Garden

From a door in the kitchen you enter a private courtyard garden.

The surface is of gravel, brick and paving. There is a 13cm high step out of the door and a further 14cm step up to a split level garden. There is a solid 6ft 6” fence around the courtyard.

A wrought iron table, two chairs and a parasol are provided.

There are two exteriors lights in the courtyard operated from the kitchen.

There is a retractable washing line in the garden.

Utility Room

From the hall there is a door that opens into the utility room. This room houses the front loading washing machine, emersion heater, sink with draining board (92cms high x 60cms deep) with a drying rack above the sink. There is a dust pan and brush, broom and mop and bucket. The iron and ironing board and pegs are also stored here.


From the hall the door opens into the bathroom.

To the left there are 2 pull cords, one for the light (which also operates the extractor fan) and one for the electric shower.

To the left there is a bath which is 59cms high, 165cms long and 69cms wide. To one end of the bath is a heated towel rail.

In front of you is the sink which is 82cms high with a mirror fronted bathroom cabinet.

To the right of the sink is the corner electric shower. There is a 11cm step into the shower, the base is 90cms and the sliding doors open to 56cms.

The low level flush toilet is 43cms high, there is 27cms space to the right of the toilet and 30cms to the left.

All towels are supplied.


The door opens into the bedroom from the hall.

There is a fitted carpet and a rug on either side of the bed.

The bed is king size and is of wrought iron construction. There is 70cms to the left of the bed, 75cms free space to the foot of the bed and 60cms to the right of the bed.

There are two bedside cupboards with lamps, a dressing table with chair and mirror and a two door wardrobe with hanging space, hangers and shelving.

All linen is supplied with non feather duvet and pillows. There are two weights of duvet available, additional pillows and blankets.

A welcome folder is available in the cottage with emergency phone numbers, doctors, dentist, A&E etc.

This is a Non Smoking premises.

Regrettably no pets are allowed at Wrens Cottage.
